New Listing ~ Moondance is a contemporary take on a traditional river home. Like Van Morrison said, “… it's a marvelous night for a moondance,” and this is the place to do it! Take in the river views in daylight and the starry skies at night! From the back deck hot tub or dining table, absorb the serenity of river living. Or head to the basement recreation room for ping-pong, pool, air hockey, or foosball. Challenge your traveling companions to an Xbox tourney or kick back and watch a movie on the 104-inch projection screen. Summer brings extra fun with a seasonal dock and boats. A moonlight paddle? A fishing trip? Simply floating with the ducks? It’s up to you!

A full kitchen and comfortable dining (inside and out) and seating areas may lead to cooking with fantastic ingredients from farmers markets and locally focused stores. Enjoy tech-savvy updates like asking Alexa to turn on lights or music for your meals. be ready for a good night’s rest in any of the three bedrooms with Queen beds. The master suite and living room both open to the back deck for morning caffeine or for one more breath of fresh air before bed.

Walk to downtown Monte Rio for snacks, Fern’s Pizza, Monte Rio Public Beach, and the revamped Rio Movie Theater. You’re a short drive to the coast, vineyards and wine tasting, and towering redwood trees. The towns of Occidental and Duncan’s Mills are minutes away and offer excellent dining, antiques, local art, unique shopping, and other adventures such as ziplines.

Know Before You Book:

Summer Rotation Day: End of June through mid August: 7 night minimum, Rotation Day is Sunday.

Maximum Occupancy and Quiet Hours: The maximum occupancy at Moondance is 6 people not including kids under 3 years old. Quiet hours are from 9:00 pm until 7:00 am. Outdoor amplified sound is prohibited at all times.

A Note About Our Cleaning Fees: Thank you for supporting our local business! When you stay with us, you are supporting local families at work. We think everyone deserves a decent living wage, and we make sure to set the rates and fees so that our cleaners and employees earn a living wage in beautiful Sonoma County. The cleaning fee goes directly to the cleaners and inspectors for their hard work in making sure our guests have a wonderful and welcoming space to call home for their stay.

Parking: There is parking for a maximum of 3 moderate or 2 larger vehicles. The garage is for storage only. RVs, trailers and campers are prohibited, per the Sonoma County Vacation Rental Ordinance.

Bed Sizes: Master bedroom (downstairs): Queen bed; second bedroom (upstairs): Queen bed; third bedroom (upstairs): Queen bed.

Heat Source: Central heat with Nest thermostat and gas fireplace in the living room.

Rec/Game Room: The game room is an unheated, uninsulated space. Temperature varies throughout the year.

Location: Moondance is in a cozy residential neighborhood. It is a mix of permanent residents and vacation rentals, families, working folks, and visitors. To honor this balance, we ask guests to park in the driveway and designated spots across the street and respect the quiet hours in addition to general family-friendly, residential neighborhood expectations. Thank you for helping to continue the tradition of a mutually beneficial relationship between vacation rentals and local community!

Stairs: There is a flight of stairs (16 steps) from the ground level to the front door and another from the back deck to the backyard. An additional short flight of stairs leads from the backyard into the rec room. When the seasonal boats and dock are available there is a longer set of stairs to the river.

Pet Friendly: Up to 2 well-mannered dogs are welcome! The front yard is fully fenced, but the back yard is not. The back deck has a gate before the stairs to the yard. Water bowl provided.

Fencing: The front yard – facing the road – is fully fenced, but the backyard is not. The back deck has a gate at the top of the stairs.

Work from HERE: There is an office desk with a chair and monitor in the recreation room.
Advertised Wifi Speed: 400 mbps via Xfinity

A Note About TVs: There is a Smart TV in the living room and flatscreen TVs in each bedroom. YouTubeTV streaming service via AmazonFireTV devices is your gateway to local news, sports, shows, and 85 other entertainment and sports channels. Netflix and Amazon Video are also available for movies and other content for free. No passwords or cable needed.

Additional Amenities:
Recreation Room: There are exterior (only) stairs to the rec room. There is a combo air hockey/ping-pong/pool table, corn hole, and 104-inch screen and projector with Xbox for playing games and watching movies. There’s also a workstation with a desk, monitor, and office chair. The rec room is not heated.

Backyard seating and gas firepit: In especially wet winters, these may be put away.

Common Amenities not included:
This home does not have Air Conditioning, but all bedrooms have window fans and the upstairs bedrooms have ceiling fans. Windows have screens. The recreation room is an excellent spot to cool off in hot weather.
Moondance does not offer Cable TV – please see the note about TVs above.

Docks, Boats, and River Access: These are seasonal amenities and only available when conditions allow. Expect docks, boats, and river access when the summer dams are in (mid-June to mid- September). Conditions vary from year to year and can change rapidly – use your best judgement to determine your risk level and comfort in the water/physical activity. The dock is generally available June through the end of September – conditions permitting. There are 2 kayaks and a canoe locked at the dock, when available, and stairs to the river dock from the backyard. Two additional canoes are available.

Proximity to wineries: Westside Road – with dozens of world class wineries – is 9.9 miles, but the closest tasting rooms are in Duncan’s Mills (3.9 mi), downtown Guerneville (4.5 miles), and Korbel (7.3 mi).

Nearest River Beach: The Monte Rio Public Beach is walking distance (0.4 mi) and open to the public year-round. Concession stands and boat rentals are available in the summer only. The down-river side of the beach is dog friendly when the concessions are in.

Nearest Ocean Beach: The coastal beaches in Jenner are 8.6 mi.

We had a wonderful time at this river home! We stayed in the winter so the river made for nice scenery and atmosphere but I imagine it’s even more fun in the summertime when you can take advantage of the river activities too. The house is well stocked in the kitchen for cooking and with games and activities. Everything was explained well and labeled and information about the area was helpful. There was even a crate and specific towels for the dog - everything you may need was thought of ahead of time. Would definitely recommend this spot, especially for a little family getaway from the city. -via Airbnb

Our stay was truly delightful and filled with memorable moments. The hot tub and firepit added an extra layer of relaxation, and the beds were very comfortable, providing a restful night's sleep. The breakfast table became the perfect spot to complete a jigsaw puzzle! The well-stocked kitchen was equipped with everything needed to make our Thanksgiving feast. The lovely river surrounded by majestic trees created a serene and peaceful atmosphere that enhanced our overall experience. Check-in was seamless, and the inclusion of TVs in every bedroom was a fantastic bonus! We even had the joy of spotting a deer, adding a magical touch to our stay. We spent two nights with our adult kids and their significant others and two dogs. The house was perfect for three couples. It was just as described online: well stocked, nice outdoor sitting areas, a fenced-in yard for the dogs. Fun rec room. The only drawback was that the dock was already out of the water for the season so we had no water access even though it was beautiful weather.-via Vrbo

This was one of the best Airbnb houses we've stayed at, and we've stayed at many. The location can't be beat with the dock and easy water access to Monte Rio beach and beyond. We watched the ducks and cranes all day long, we were even lucky enough to see the river otters! One of our favorite things about this house was that it was very dog-friendly with a gate on the highest level of the deck for safety. Wow, wow, wow! We had 6 ladies for 2 nights for a much deserved and needed time away. The home was spotless and very comfortable. The river was sooooooooo wonderful. The hosts had chairs in the rec room to use. We sat them out in the river and just enjoyed our time in sun with the most beautiful views. Then you have the hot tub. To be able to hop in there and relax was the cherry on the cake. Not to mention, sitting by the fire to chat and have a glass of wine. Last but not least, the rec room. We didn’t use that room much. We did attempt the pool table but it’s uneven and small. We didn’t mind at all, as everything was a 10/10. So an uneven pool table didn’t even affect us. Also, the beds were so relaxing. What a wonderful stay in this lovely home. We were so happy with the house. It was clean, comfortable, right on the river, and a short walk into the sweet town of Monte Rio. The kitchen was stocked with every pot, pan, or utensil you would ever need. The beds were so comfortable. The game room was a blast for the kids. We had a very tiny issue with a combo lock and Alyssa and Paula could not have been kinder or more responsive. They were both amazing! Great time was had by all. We will be back. My husband and I along with our 2 labs had a great time! We enjoyed the home very much with everything it had to offer. The dock was wonderful to relax on and gave us such easy access to hop in the river. Monte Rio Beach and the main part of town were within walking distance as were many different scenic trails we walked our dogs on each day and night. One morning a beautiful deer even trotted through the backyard! At night, we enjoyed sitting in the spa and viewing all the stars. The rec room was an added bonus. So fun and a very nice home in beautiful surroundings!

Wow! What an amazing place. Most well appointed AirBnB we’ve ever stayed in. Kitchen was amazingly stocked, awesome spice assortment and all the kitchen tools you could want. The access to the river was great, super private and so beautiful. Bed were comfy, fans in every room, and great smart TV hookups. Game room was great as well. Would definitely stay again! Under Prior Management: This house is everything it promises. Fantastic location and so much fun. The house is very well stocked in every room. Games, puzzles, books and most importantly, the kitchen has everything-including a waffle iron!! This is one of our favorite places to stay. Usually we come in summer when the river is very tame, this time it was a little swifter in back of the house but calmed down again a little further up at Monte Rio beach, our older kids were able to paddle up to the rope swing further up from the main beach. The tide pooling at nearby Shell Beach was incredible at low tide-highly recommend! A very fun and relaxing spring break getaway!

Under Prior Management: Moondance is a wonderful spot on the river. My two boys were able to go down to the dock and in the river by themselves because of how the area of the river is wide and shallow. The boats were ready to use for a paddle and we used them a couple of times. The house had everything we needed and more, including the game room which we used as a retreat on the hottest days of the year. The Alexa’s were also nice to play music in the evenings while cooking dinner. All in all my entire family enjoyed our stay and Monte Rio is a great town to be in on the river.

Under Prior Management: Wonderful family house on the Russian River. Beautiful views and awesome dock to sit on and relax. Perfect for families with kids as river access is shallow and kids can play in the water, or walk a little way and kayak. Close access to nice little town with lots of good restaurants. Easy access to beach hiking. House is clean and well appointed for cooking and outdoor BBQ. Lots of water equipment provided. Great place for a relaxing family vacation.

Under Prior Management: Our family had a wonderful 3-day getaway here! The game room was a delight for our 9-year old kiddo and we also enjoyed having s’mores at the fire pit, floating on the river, and drilling/dining/hot tubbing on the deck with a river view. Brot, Big Bottom Market and Stumptown Brewery were all fantastic for meals. Johnson’s beach was closed - we recommend calling ahead to know about the schedule for that and all the restaurants. We hope to come back very soon!

Under Prior Management: A beautiful home in an excellent location. Perfect for a girls weekend for 6!! About 10 min to Guerneville and amazing hiking in Armstrong Redwoods. Less than 10 min to Duncan Mills in the other direction for a fun afternoon of shopping. Another 10 min down the road and you’re in the cute town of Jenner, and we enjoyed a beautiful sunset overlooking the ocean.There is nothing like sitting out a the balcony and being able to see the River, and the hot tub was great to get into after a long day hike into a cold evening. Game room was a fun bonus but too cold to watch a movie in there on the projector. Beds super comfortable and when one person had to vacate a room due to their partner snoring, they found the couch to be super comfortable too! Kitchen stocked well to make all the food needed.

Under Prior Management: My family and I thoroughly enjoyed our stay. The house was clean and well appointed. It’s the off season for many of the outdoor activities (river, outdoor space, game room, etc.) but we knew that going in. Even with the rain, the house was cozy and spacious enough for us to enjoy our time. Already planning a trip back for summer!

Under Prior Management: Super fun house in a great location! The hot tub on the deck made for a relaxing end to each day. Well-stocked kitchen and comfy living room. The game room was a blast!

Under Prior Management: Although we stayed during a rainy weekend and could not indulge in most of the amazing amenities this property has to offer, we had a great time! The house itself is very spacious and welcoming. So many cool amenities and many very useful household items. The backyard and view of the river is spectacular. The fact that it's also super pet friendly is also a huge plus! I would recommend 100% to sweet getaway home.
