Description

Bed and Biscuit is a modern twist on a traditional river home located in the heart of Guerneville. Under new ownership!! There have been slight changes in furniture and the plants have grown so much since these photos were taken. Families and friends alike appreciate the home's upbeat personality and joie de vivre! Cooking and dining are a breeze in the fully remodeled kitchen and dining area overlooking the newly installed pool and hot tub. Abundant outdoor seating invites guests to lounge by the pool or fire up the BBQ. Mosey to restaurants, bars and shopping (including the seasonal farmer's market) within a block or take the loooong way around to Johnson's Beach - just 3 blocks away!

Everything you need to roll out of bed and bake a batch of Big Bottom Market (now Piknik Market)'s famous biscuits is here (well, you'll have to grab eggs, buttermilk and bacon to round out the meal). A package of biscuit mix and honey or jam are on the kitchen counter awaiting your arrival!

Know Before You Book:

Maximum Occupancy and Quiet Hours: The maximum occupancy at Bed and Biscuit is 6 people not including kids under 3 years old. Quiet hours are from 9:00 pm until 7:00 am. Outdoor amplified sound is prohibited at all times.

A Note About Our Cleaning Fees: Thank you for supporting our local business! When you stay with us, you support local families at work. We think everyone deserves a decent living wage, and we make sure to set the rates and fees so that our cleaners earn a living wage in beautiful Sonoma County.

Parking: There is parking for 2 cars parked in tandem in the driveway under the carport. Another car can fit behind the cars in the carport. Street parking is first come, first served. RVs, trailers and campers are prohibited, per the Sonoma County Vacation Rental Ordinance.

Location: Bed and Biscuit is in a mixed use residential/commercial neighborhood. It is a mix of permanent residents and vacation rentals, families, working folks, hotels, resorts, restaurants, and shops. To honor this balance, we ask guests to park only in the spaces described above and respect the quiet hours in addition to general family-friendly, residential neighborhood expectations. Thank you for helping to continue the tradition of a mutually beneficial relationship between vacation rentals and local community! Because of the downtown location and closer neighbors, guests may see and hear neighbors, music, and more urban experiences. Please reach out to the office if you have questions about this.

Bed Sizes: First bedroom: King Casper Mattress; Second bedroom: King Casper Mattress; Living room: Queen sofa bed.

Upstairs Bedroom: While very private, there is not a door at the bottom of the stairs to the upstairs bedroom.

Kitchen: There is a dishwasher. The kitchen is fully stocked (minus groceries) for your stay.

Bathrooms: The full bathroom is on the main level and has a shower. The half bathroom is also on the main level.

Heat Source: This house has central heating with additional heating in the upstairs bedroom.

Cooling: A/C is available throughout the house plus ceiling fans.

Stairs: There are three sets of stairs at the house: one from the street level to the front door (1 story); once from the 2nd bedroom to the backyard (3 stories); one from the kitchen/dining area to the backyard (1 story).

A Note About the TV: The Smart TV has Apple TV, Netflix, Amazon Video, Hulu, and hundreds of streaming channels. Guests are welcome to bring their login info for these apps. The television does not have cable services.

Work from HERE: Bed and Biscuit's desk is in the living room and office chair.
Advertised Wifi Speed: Xfinity 500 mbps

Pet Friendly: This home welcomes up to 2 well-mannered dogs. If you have more than 2 dogs or other types of pets, please contact us to see if exceptions can be made before reserving.

Fencing: The yard is fully fenced in two parts: the immediate backyard around the pool and hot tub and the front yard and driveway. Small dogs may be able to get out under the driveway gate.

Pool Heating: The pool is heated to around 83 degrees, mid-May to mid-October. The pool is not heated in the off-season but is available year-round. The hot tub is heated year-round.

EV Charger: There is a Tesla-brand charger with standard J1227 adapter in the driveway. This should work for nearly all electric vehicles.

Cable TV: Bed and Biscuit does not have cable TV, but you have access to streaming services via the Smart TV. See the note about TVs above. Guests can use to log in to their Netflix, Amazon, Hulu, YouTube, and other accounts.

Proximity to Wineries: Korbel Winery is the closest winery at 3.1 miles.

Nearest River Beach: The nearest river access is .2 mile - Johnson's Beach.

Nearest Ocean Beach: The coastal beaches in Jenner are approx. 13 miles.

This place is great. It has absolutely everything you could need, it's super comfortable, and it's located right in town. The pool, hot tub, and grill area are SO nice to have. It's a 2-3 min walk from a fun little bar called R3, a great ice cream place, the grocery store, and lots of other stuff on Main Street. We were in town for a friend's wedding at Boon Hotel + Spa, and this was the perfect home to stay in for some relaxation in between events. We loved it!!! The hosts were extremely responsive and easy to communicate with, and their instructions were very helpful and clear. Thank you so much for a great stay!!-via Airbnb

The space is great and comes with EVERYTHING! No need to buy tiny bottles of cooking oil or laundry detergent. Clear instructions were provided for everything. The place was clean, and River Homes was very responsive during the stay. They fixed an issue right away and hand delivered a baby gate that we needed. The pool and hot tub is spectacular, and the house is walking distance to everything. The backyard is not private at all (several neighbors overlook the yard), but if you're used to living in an urban space like me, it's not a problem. Overall I would highly recommend this place, and would love to stay again! Perfect for families or groups.-via Airbnb

The lodgings were average. I think it could use some maintenance and TLC. The locations for proximity to the main street was great but the surrounding area is rather dumpy. That all being said, the property management company provided very clear instructions for the stay and made themselves available if we needed anything. The beds were very comfortable too! Great house for a long weekend with two toddlers and 150+ pound dog. It was one of the few properties that allowed a large-breed dog, and the house was clean and did not have the musty smell of some dog-friendly properties. Convenient location - short walk to many dining options, Safeway, the river, and quick drive to Armstrong Redwoods. It felt safe and we didn't have any issues with disruptive noise overnight. Many kid-friendly aspects: bedrooms have blackout curtains conducive for daytime napping; pool toys were provided, including inner tubes and a floating baby seat with a canopy; there were board games and books; our kids loved setting the giant slinky down the stairs; the arcade machine was a good distraction for our older kid while we prepared meals and got ready; fire station nearby welcomed the kids and gave them souvenirs. The only downside is not much space for younger kids to roam unattended (stairs, pool, etc). so not ideal for the accident-prone, but it was fine for us-via Airbnb

We had a great time at Bed and Biscuit! The pool and hot tub were highlights and the proximity to downtown and Armstrong Woods can't be beat! Also the mural in the backyard is so cool! Really nice kitchen and cool arcade game! The only complaint would be the neighborhood felt a little unsafe at times and neighbors are overlooking the backyard. I was able to getaway from work for a couple days and stayed at the Bed & Biscuit with a friend. We LOOOOVED the pool and hot tub! The kitchen is so well equipped and had more than everything we needed! It was a perfect relaxation and we tried to leave our worries behind for the stay. HOT TIP for those who are staying: READ the house manual in the binder by the front door, it will tell you how to open the pool and work the TV and appliances! I will be returning for my birthday week and I am very excited for that stay!-via Vrbo

If you are looking for a gorgeous, pristinely clean and modern home right in the middle of everything, this is it! Highlights: great outdoor space and pool, comfy beds, well-stocked kitchen, great A/C, walkable to everything, very dog-friendly, and felt very safe. Being so walkable comes with some street noise and noisy neighbors, but the double paned windows kept it really quiet inside. 10/10 would rent again.-via Airbnb

It's a good home to stay at, but I think it is helpful to know that the pool isn't heated (and very cold) before end of May. The hot tub is fine but not as clean as I would have hoped. They also don't have pool towels so bring your own. The location is great for east walk to restaurants and Johnson beach. The house is clean, safe, and comfortable.-via Airbnb

The house was exactly as described and walking distance to everything you could need, including a nice little gay bar right across the street. The beds were big and comfy. It was quiet. The area is a gorgeous little town near giant coastal redwood trees. The hot tub was heated when we arrived. The pool was covered, but that's to be expected when the weather was a bit chilly. Great house, just blocks away from Guerneville town center. One of the best appointed kitchens amongst the Airbnbs we have stayed at - lots of cookware, nice appliances and modern kitchen. The arcade game machine was an added bonus for kids and adults alike! We had booked this house for the heated pool, as advertised in the Airbnb profile but unfortunately found that the pool heating was turned off for our stay. We tried to resolve this with River Homes, who were very respectful and responsive but we were not able to fully resolve the issue as the pool controls could only be accessed by the property owner who did not respond. Aside from this issue, the house was great and recently renovated, which made for a nice stay!-via Airbnb

Looking for a quick getaway before our kids go back to school Bed & Biscuit was perfect for what we needed. Scheduling and communication with the hosts was easy, the house was everything as advertised, and the pool was perfect (even before routine maintenance was done!). Amazing gem right in the heart of Guerneville. Literally a couple of blocks from all the happenings of the town and the river but once you’re at the house it’s a wonderful private paradise all to yourself. The house is wonderfully designed and the bedrooms generously sized with comfy beds and plenty of storage with all the amenities to keep you comfortable. It’s perfectly equipped with everything you need to entertain inside and out, all you have to do is bring you own food and beverages. The pool and hot tub were awesome, the pictures don’t do them justice. We weren’t expecting the pool to be large and deep but we’re surprisingly amazed how luxurious it actually was. Plenty of room to entertain or just relaxed. We brought our dogs and they just loved the space. It was very dog friendly with extra dog beds, water bowls and even doggy steps. However there was no sign of previous dogs in the rental so that shows how clean the house was. Definitely already planning another trip to this rental. It’s the perfect escape from the city, a perfect balance of nature but steps away from the happenings of Guerneville . Highly recommending to everyone I know. Also thanks for the biscuit mix from Big Bottom Market, a fun surprise!-via Airbnb

This home was absolutely perfect. I can't say enough good things about Bed and Biscuit. The location is definitely unmatched - you're right in the middle of everything you could need, but the backyard is a private oasis. The staff over at River Homes was super communicative and helped with anything I asked. If you've got kids or company, there are games galore provided! Pet friendly home with plenty of space in the backyard for your pooch to roam around. Beautiful kitchen and dining room for entertaining. Did I mention the pool? Your own pool and hot tub in the middle of downtown Guerneville! I will definitely be back!

My family and I really enjoyed our stay. The house is lovely. Great kitchen with everything you need including a family sized dining table. My girls loved the arcade games and the adults enjoyed the hot tub, which was the perfect way to relax after our daily adventures in all of the areas nearby including hiking among the majestic redwoods in nearby Armstrong Park, wine tasting, enjoying gorgeous days at the beach in Jenner, and delicious clam chowder in Bodega Bay—all just 20-30 minutes drive away. We also enjoyed the great coffee, eats and ice cream all walking distance from the home. My only complaint is that it was a bit difficult to manage showers with just one full bathroom, but we figured it out and all of the other amenities and comforts are well worth it. We had a perfect spring break!! Our teens loved the pool and Jacuzzi, our dog loved the dog friendly yard and home. We were thrilled to be just a few blocks, short walking distance to the cute bars and restaurants and a short stroll to Johnson’s beach as well. This property is fantastic for a wine country getaway. It is exactly as pictured/advertised. The kitchen is well stocked for those like us who like to cook while away. It is just a couple minutes walk to coffee, food and drinks as well as an easy drive to beautiful local wineries. The yard and hot tub are a huge plus (and we plan to come back in the summer and utilize the pool!). While we didn't bring our dog, the house has everything needed to have an easy, fun stay with the pup as well. This is our second stay in a Russian River Homes property and both have been stellar. We plan to continue as repeat customers and highly recommend you do the same.

Just want to thank Kim and the staff at Russian River Vacation Homes for a wonderful time.The house was great, but having our own private pool really put it over the top. This is the perfect place to stay if you don't want to drive, just a short walk to restaurants, bars, shops and the River.I would definitely stay here again, and I will be using Russian River Vacation Homes exclusively whenever I visit the area.

I just left bed and biscuit and I am already going to rebook today. The house is so cute and has everything you could think of. The location is perfect and it is so nice that the house is dog friendly! My favorite part of the house is the adorable Ponyo mural in the backyard, so cute! Overall it was a perfect weekend getaway and I can not wait to go back!

Nice, well-stocked house. Two small gripes: it would've been nice if the pool was heated. The pool is a big draw of the house but it was ice cold. The across the street neighbors are a little loud. They weren't disruptive on purpose but we could hear them talking loudly when our windows were open or if we were outside.

Holy smokes, I couldn't have asked for a better house with the combo of pool, hot tub, location, and so much more. This is the perfect house if you want a place where you can lounge by the pool in the sun, or have friends over for a bbq by the pool. And it's right in the heart of Guerneville. We've visited Guerneville many times over the years but never have we had such a relaxing and comfortable trip. Bed and Biscuit was the perfect spot for our staycation. The pool, video arcade system and well stocked kitchen made it a perfect spot to spend the day relaxing, cooking and swimming. It is always so much better to have a house stocked with quality appliances and bedding. Just blocks away from the grocery store we were able to shop for fresh ingredients every day or a dozen restaurants within walking distance to choose from. The beds were really comfortable, the furniture is well selected to create a sense of relaxed style and the neighborhood was quiet.We left

Wow! The Bed and Biscuit home in Guerneville was absolutely perfect. My husband and I brought along his mom, dad and 21-year-old brother for a week adventure in Wine Country, and we couldn't have asked for a nicer home away from home. It truly felt like we were in our own space because the owner / property manager thought of everything — from simple Q-tips to every kitchen utensil to the complete Sonos sound system to the gated driveway to the comfortable Calvin Klein bedding. Bonus points for the Pirate flag at the pool and the most luxurious shower ever! We left knowing that we got a Wine Country experience that not all tourists get thanks to our home set in the midst of the funny little town of Guerneville. We karaoke'd with the locals at Main Street Bistro, happy hour'd at Timberline, did all of our grocery shopping at the convenient Safeway, visited the historic nearby town of Monte Rio and tried to get a glimpse of Bohemian Grove (no luck!) and awed at the Redwood trees that are JUST DOWN THE STREET! We are thankful to have the beautiful and comfortable landing spot during our adventure to 24+ wineries throughout the area.

This property is absolutely lovely. Very well appointed and decorated- it feels as though a lot of care was put into the look, feel and functionality of the space. We felt very comfortable and relaxed in here and loved the outdoor space and pool! We had an issue with the hot tub on our first night but the folks at Russian River Vacation homes were quick to respond despite it being after business hours and sent someone to fix it the following morning - much appreciated! The location is close to Main street and town which is very convenient and the space still felt private despite being so close to everything. We cooked a few meals while we were there and had everything we needed at our fingertips - it felt very cozy and comfortable. I'm excited to go back!

We stayed here with our four kids and had a great time! The home is well equipped and has a bunch of extras. We loved being just one block off the main street and the easy access to all the restaurants, stores, grocery, book store, and coffee shops. There were a ton of board games that we enjoyed too. Fantastic location is a lovely little town very near to Russian River wineries. Hot Tub was a hit! we used it once every morning and evening. Great tech fixings like Apple TV, DirecTV Now, Sonos home theater, Nest thermostat, Eero wifi, Retro desktop Arcade box with every game ever made.... oh and a great TV. The bedding and linens were fantastic, bathrooms lovely, and everything was well stocked. Would stay there again in a heartbeat, as a regular family wine and bbq weekend.Source: Airbnb

A group of girlfriends spent a girls weekend here. We were lucky enough to have perfect weather and got to enjoy our time relaxing by the pool. The location is perfect, just a couple of blocks from pretty much everything you need. I look forward to staying again!
